I have been buying self-storage units at auction for a few years, and I have to take exception to your statement that items found in such units are in good working condition. You might be surprised to find out how many appliances and stereo components I find that are junk. Why do people store junk like that? I don't know why, but they do. Perhaps it's easier to toss it in the unit with the rest of their possessions than take it to the landfill, or maybe they think they'll repair it someday. Buying abandoned self-storage units is an excellent way to make some money, but don't assume that it's all good. I've bought a few units that I had to throw away half the stuff. My own opinion is that most units are foreclosed on because the tenants just got tired of paying to store junk they didn't need.
